A group of concerned neighbors working to ensure reasonable growth, protect and preserve community character in Normal Heights from over development as the Normal Heights Community Development Corporation.

  • Total Lot Square Footage: 25,799

  • Floors: 7 (1 retail + 6 residential)

  • Residential Units: 175 between 493 and 598 sq ft

  • Affordable Residential Units: (13 per developer presentation)

  • Other Residential Units: >$2K/month (per developer presentation)

  • Parking: 1 level of subgrade parking; 100 spaces (per developer presentation)

  • Public Courtyard: 6000 sq ft (per developer presentation)


What is allowed per current zoning regulations?

  • 50' maximum height

  • Residential Units: ~ 1 unit per 1,000 ft2 of lot size (~ 26 - 30 units)

  • ~ 1.5 parking spaces per unit

  • Mitigation fees of $XXXX? for infrastructure impacts

Why are we concerned if we have the above zoning regulations?

  • The developer has submitted this project and it is under review by the planning department.

  • The scope, scale, height, and density is not compatible with the current character of the Normal Heights neighborhood.

  • This project will adversely affect parking in the area which is already heavily impacted.

  • If this project is approved, it will set a precedent for future projects.

  • The city can have a lot of latitude by use of the deviation process.
